HARARE – The Zimbabwe Football Association (ZIFA) has issued a stern warning to Premier Soccer League clubs CAPS United

ZIFA WARNS CLUBS OVER MATCH-FIXING AFTER CAPS UNITED BRIBERY CLAIMS

HARARE – The Zimbabwe Football Association (ZIFA) has issued a stern warning to Premier Soccer League clubs over match manipulation and corruption amid allegations that a woman identified as Bridget attempted to bribe CAPS United players.

The controversy follows a leaked audio circulating online in which veteran goalkeeper Washington Arubi, who currently plays for CAPS United, allegedly refuses to accept a bribe from the woman, who reportedly claims to have been sent by officials linked to Scottland FC.

The claims have stirred debate over the integrity of Zimbabwean football, with questions emerging about possible attempts to influence match outcomes.

In a letter dated October 28, 2026, and addressed to all Premier Soccer League club governors, ZIFA reminded clubs of their responsibility to uphold the highest standards of integrity, professionalism and fair play.

“The integrity of our game remains non-negotiable,” the association said, warning against match manipulation, corruption and any conduct that could undermine the credibility of football.

ZIFA urged club leadership to remain vigilant and actively promote compliance with applicable ZIFA, Confederation of African Football (CAF) and FIFA regulations governing ethics, integrity and competition.

The association further stressed that match results must be determined solely by merit, commitment and performances on the pitch.

“Let us collectively safeguard the integrity of our competitions and ensure that every result is determined solely by merit, commitment, and performance on the field of play,” ZIFA said.

The warning comes as the alleged audio circulates online, placing renewed scrutiny on the safeguards intended to protect the credibility of domestic football.

Arubi, who returned to Zimbabwean football in June 2026 after leaving South African side Marumo Gallants, signed a two-year contract with CAPS United. His return marked a significant addition to the Harare club’s goalkeeping department.

ZIFA’s letter does not explicitly refer to the leaked audio, name Bridget or confirm that an attempted bribery incident involving Arubi took place.

It also remains unclear whether ZIFA or the Premier Soccer League has launched a formal investigation into the allegations.

Any disciplinary action would depend on the evidence gathered and the applicable football regulations.

For now, neither the alleged involvement of Scottland FC officials nor any attempted match manipulation has been established.A lower mortgage rate sounds attractive, but refinancing is not always a guaranteed win. A refinance replaces your current mortgage with a new loan, and that new loan usually comes with closing costs, a new term, new paperwork, and sometimes a reset payoff timeline. The right question is not simply, Can I get a lower rate? The better question is, Will this refinance improve my finances after all costs are included?

The most common reason to refinance is to lower the interest rate. A lower rate can reduce the monthly payment and total interest over time. However, closing costs can include lender fees, appraisal fees, title fees, recording fees, credit report fees, prepaid taxes, prepaid insurance, and points. Some lenders advertise no-closing-cost refinancing, but the costs may be rolled into the loan balance or covered through a higher rate.

The break-even point is one of the most important calculations. Divide the total refinance cost by the monthly savings. If closing costs are $4,000 and the refinance saves $200 per month, the break-even point is 20 months. If you plan to stay in the home longer than that, the refinance may make sense. If you expect to sell or move before then, the savings may never catch up.

Loan term matters. Refinancing from a 30-year mortgage into a new 30-year mortgage can lower the payment but may extend debt far into the future. That can increase total interest even with a lower rate. Some homeowners choose a 15-year or 20-year refinance to pay off the home faster, but the payment may be higher. Others choose a new 30-year term for cash-flow relief. The best choice depends on monthly budget, retirement timeline, and long-term goals.

A cash-out refinance allows a homeowner to borrow more than the current mortgage balance and receive the difference in cash. People use cash-out refinancing for home improvements, debt consolidation, education, or emergency reserves. This can be useful when the numbers work, but it also increases the mortgage balance and puts the home at risk if payments become unaffordable.

Best Email Marketing Platforms for Small Business Growth in 2026

Email marketing remains one of the most reliable and cost-effective ways for small businesses to connect with customers, drive sales, and build long-term relationships. While social media trends come and go, email continues to deliver consistent results because it gives businesses direct access to their audience. Choosing the best email marketing platforms for small business can make a major difference in how effectively you reach and convert your customers.

rnrn

In 2026, email marketing is no longer just about sending newsletters. Modern platforms offer automation, personalization, and advanced analytics that allow even small businesses to run highly targeted campaigns. Whether you’re just starting out or looking to scale your marketing efforts, the right platform can help you save time, improve engagement, and increase revenue.

rnrn

Why Email Marketing Still Works

rnrn

Despite the rise of social media and paid advertising, email marketing continues to outperform many other channels. One of the main reasons is ownership—your email list belongs to you, unlike social media followers that depend on platform algorithms.

rnrn

Email also allows for direct and personalized communication. You can tailor messages based on customer behavior, preferences, and past interactions. This level of personalization increases open rates, click-through rates, and conversions.

rnrn

Another advantage is cost-effectiveness. Compared to paid ads, email marketing offers a high return on investment, making it ideal for small businesses with limited budgets.

rnrn

What to Look for in an Email Marketing Platform

rnrn

Choosing the right platform can feel overwhelming, especially with so many options available. However, focusing on a few key features can help you make the best decision.

rnrn

1. Ease of Use

rnrn

A good platform should be easy to navigate, even if you have no technical experience. Drag-and-drop editors and ready-made templates can save time and simplify the process.

rnrn

2. Automation Features

rnrn

Automation allows you to send emails based on user actions, such as signing up for a newsletter or making a purchase. This helps you stay connected with customers without manual effort.

rnrn

3. Segmentation and Personalization

rnrn

The ability to segment your audience and send targeted messages is crucial for improving engagement. Personalized emails often perform better than generic ones.

rnrn

4. Analytics and Reporting

rnrn

Understanding how your campaigns perform is essential. Look for platforms that provide detailed insights into open rates, clicks, and conversions.

rnrn

5. Integration with Other Tools

rnrn

Your email platform should integrate with your website, CRM, and other marketing tools to create a seamless workflow.

rnrn

Popular Email Marketing Platforms for Small Businesses

rnrn

Several platforms stand out for their features and ease of use. Many small businesses rely on tools like Mailchimp for its beginner-friendly interface and automation features. Others prefer Constant Contact for its strong customer support and templates, or ConvertKit for its focus on creators and content-driven businesses.

rnrn

Each platform has its strengths, so the best choice depends on your specific needs and goals.

rnrn

How Email Marketing Helps Small Businesses Grow

rnrn

Email marketing supports business growth in several ways. First, it helps you build relationships with your audience. Regular communication keeps your brand top of mind and encourages repeat business.

rnrn

Second, it drives consistent traffic to your website. Whether you’re promoting a new product, sharing blog content, or announcing a sale, email campaigns can generate immediate engagement.

rnrn

Third, email marketing improves customer retention. By staying connected with your audience, you increase the likelihood that they will return and make additional purchases.

rnrn

Best Practices for Successful Email Campaigns

rnrn

To get the most out of your email marketing efforts, it’s important to follow proven strategies.

rnrn

Write Engaging Subject Lines

rnrn

Your subject line is the first thing recipients see. A compelling subject line increases the chances that your email will be opened.

rnrn

Keep Content Clear and Valuable

rnrn

Focus on providing value rather than overwhelming readers with too much information. Clear, concise content performs best.

rnrn

Use Strong Calls to Action

rnrn

Every email should have a purpose. Whether it’s visiting your website, making a purchase, or signing up for a service, guide your readers with clear calls to action.

rnrn

Test and Optimize

rnrn

Experiment with different formats, subject lines, and send times to see what works best for your audience.

rnrn

Common Mistakes to Avoid

rnrn

One common mistake is sending too many emails, which can lead to unsubscribes. On the other hand, sending too few emails can cause your audience to forget about your brand. Finding the right balance is key.

rnrn

Another mistake is neglecting mobile optimization. Many users check emails on their phones, so your emails should be easy to read on smaller screens.

rnrn

Finally, avoid buying email lists. Building your own list ensures that your audience is genuinely interested in your content.

rnrn

How to Get Started

rnrn

Getting started with email marketing is easier than ever. Begin by choosing a platform that fits your needs and budget. Next, create a simple signup form on your website to collect email addresses.

rnrn

Focus on building your list organically by offering value, such as discounts, useful content, or exclusive updates. Once you have subscribers, start with a welcome email and gradually build your campaign strategy.

rnrn

The Future of Email Marketing

Home Equity Loan vs. HELOC: Which Option Is Better?

Homeowners who have built equity may be able to borrow against their home through a home equity loan or a home equity line of credit, commonly called a HELOC. Both options use the home as collateral, but they work differently.

rnrn

A home equity loan provides a lump sum of money that is repaid over a set term with regular monthly payments. Many home equity loans have fixed interest rates, which makes payments predictable. This can be useful for one-time expenses such as a major home improvement project, debt consolidation, or a large planned purchase.

rnrn

A HELOC works more like a credit card. The lender gives you access to a line of credit, and you can borrow as needed during the draw period. HELOCs often have variable interest rates, meaning the payment can rise or fall over time. This flexibility can be useful for ongoing projects or uncertain expenses.

rnrn

The main advantage of a home equity loan is stability. You know how much you borrowed, what your payment is, and when the loan will be paid off. The main disadvantage is that you receive the full amount upfront, even if you do not need all of it immediately.

rnrn

The main advantage of a HELOC is flexibility. You can borrow only what you need, when you need it. The main risk is that variable rates can make payments unpredictable. Some borrowers may also be tempted to keep borrowing, which can increase debt.

rnrn

Before choosing either option, consider the risk. Because the loan is secured by your home, failure to repay could put your home at risk. Borrowing against home equity should be done carefully and for a clear financial purpose.

rnrn

Compare interest rates, fees, repayment terms, draw periods, closing costs, and whether the rate is fixed or variable. Also ask whether there are annual fees, early closure fees, or minimum withdrawal requirements.

rnrn

Home equity borrowing may make sense for improvements that increase property value or for consolidating high-interest debt with a clear repayment plan. It may not be wise for unnecessary spending or short-term lifestyle purchases.

rnrn

The best option depends on your goals. Choose a home equity loan if you need a fixed amount and predictable payment. Choose a HELOC if you need flexible access to funds over time.

rnrn

Before borrowing, compare lenders and review the full cost carefully.
